Real sites, real crews
Multi-unit sites across Greater Vancouver — townhouse blocks, shared drive aisles and the rooflines above them. Two of these are before and after on the same visit; the rest are our crew mid-job. Strata and commercial sites get photos like these as a completion pack, grouped building by building and dated, ready to attach to your minutes.
Before you can put it to a vote
A council cannot approve a contractor it cannot document. These are the things a property manager normally has to chase, so we send them with the quote instead of after it.
Why multi-unit is different
Twelve roofs is not one roof twelve times. Access, staging, water supply and where the runoff goes all have to be planned before the first day, or the job stalls halfway through and the site looks like a work zone for a fortnight.
You are not the only person who has to be comfortable with the contractor. Everything we send is written so it can be forwarded to a council or attached to minutes without you having to rewrite it first.
On most complexes we walk, the roofs have been left longer than anyone intended because it never made the budget. We will tell you plainly what needs doing this year and what can honestly wait another one.
Roofs, gutters, siding and windows from the same crew means one insurance certificate in your file, one schedule to coordinate, and one invoice to reconcile instead of four.
How a contract runs
We walk the property with you, photograph what we find, and send a written scope that says exactly which elevations, roofs and gutter runs are included — and what is not. Priced per building, not per unit.
Once the scope is approved we give you the notice text and the dates, building by building, far enough ahead for your usual resident notification period. Balcony and patio clearing gets its own reminder.
Before and after photos for every building, a note of anything we found that is not ours to fix, and one consolidated invoice to the management company. Enough to attach straight to the minutes.
The part that actually goes wrong
On a single-family home, access is one conversation. On a forty-unit complex it is forty, and it is the reason multi-unit jobs run late or get done badly. Here is how we keep it from being your problem.
We give you plain wording for the notice — what day, which buildings, what they need to move, and whether windows must stay shut. You send it through your usual channel so it comes from the strata, not a stranger.
We work one building at a time and tell you the order up front, so parking is only disrupted in one area on any given day rather than across the whole site.
Balcony not cleared, car not moved, window left open — we photograph it, skip it, and list it in the report. We do not force access and we do not quietly charge you for a return trip you did not agree to.
The whole envelope
Most complexes end up with a different contractor for the roofs, the gutters and the windows, three sets of insurance certificates to keep current, and three invoices to reconcile. It is the same crew and the same paperwork either way — ours.
Non-pressure soft wash on asphalt, tile, cedar shake and metal. Moss killed at the root and treated so it does not come straight back. On a complex this is usually the item that has been deferred longest.
Cleared by hand rather than blown, every downspout tested for flow, debris bagged and removed. On multi-building sites we report per building so the council can see which rooflines are the problem ones.
Siding, stucco, soffits and fascia at the pressure the surface can take. Walkways, stairwells and parkade entrances get real pressure where it is appropriate.
Exterior glass, screens and tracks for low-rise buildings reachable from the ground with a water-fed pole. Common-area glass and entry doors can be booked on a shorter cycle than the units.
Where a complex sits under mature fir or cedar and the gutters are being cleared two or three times a year, guards usually stop paying for themselves being a question. We will tell you where they are not worth it.
One agreement covering the recurring items on a set schedule, so it stops being an item the council has to re-approve every year and starts being a line in the operating budget.
How we price it
We do not price a complex over the phone. There is no honest way to quote roof area, gutter run and access from a description, and a number given that way is a number that changes once the truck is on site — which is exactly what a council does not want to explain at the next AGM.
The address, how many buildings, roughly how many units, and what has been done before. We look at the rooflines on satellite imagery first, then walk the site.
A per-building price, what is included on each, what we recommend deferring, and what we would not touch. Bundled work is priced as one mobilisation rather than several.
The price on the scope is the price on the invoice. If we find something that changes the work — a roof too far gone to wash, a gutter that needs a bracket — you get a photo and a decision to make, not a surprise line item.
Licensed & Insured in BC
Questions councils and managers ask
Yes. We carry $2 million in liability insurance and can have a certificate issued naming your strata corporation or management company as additional insured before we are on site. We can also supply a current WorkSafe BC clearance letter, which is the document that protects the strata from carrying exposure for an uninsured contractor working at height on its buildings.
Per building, after a site walk, in writing. We do not quote a complex over the phone. Roof area, gutter run, access and staging cannot be judged honestly from a description, and a number given that way is a number that moves once the crew is on site. We look at the rooflines on satellite imagery first, then walk the property with you.
We work to whatever notice period your bylaws and your usual practice require, and we give you the dates building by building far enough ahead to send it. We also supply plain wording for the notice so it goes out from the strata in your voice rather than from a contractor residents have never heard of.
We photograph it, skip that unit, and list it in the completion report. We do not force access, and we do not add a return-trip charge you did not agree to. If enough units are not ready to make the building worth doing that day, we will tell you before we start rather than half way through.
Yes, and it is the arrangement that works best. One scope, one schedule, one insurance certificate in your file, and one consolidated invoice with the buildings itemised so it reconciles against the scope line for line.
We do, and for most complexes it is the cheaper way round. Recurring work on a set schedule stops being something the council has to re-approve every year and becomes a predictable line in the operating budget. Talk to us about what cycle makes sense for your site before committing to a term.
Yes. On most complexes we walk, some of the work has been deferred and some of it genuinely can be deferred again. You will get our honest read on what needs doing this season and what can wait, because a contractor who quotes everything every time is a contractor you stop trusting.
Whoever the strata tells us to — normally the management company. The invoice itemises by building and matches the approved scope, so it can be reconciled and attached to the minutes without anyone having to reconstruct what was done where.
