Concrete takes pressure. Siding takes a soft wash and a solution — because water forced behind cladding does not come back out. Pressure washing Vancouver, the North Shore and Burnaby.

What another season costs you
A dirty wall is the symptom. The cost is what the growth does to the coating underneath while you decide whether it can wait another year.
Organic growth holds moisture against stucco and painted siding. That is what lifts and blisters paint years before it should have gone — and a repaint is not in the same price bracket as a wash.
Nothing about a Vancouver winter slows it down. What starts as a shadow on one wall spreads across the whole face of it, and a light film that would have come off easily in spring turns into a job that needs dwell time and a second pass.
Algae on a north-facing driveway or a shaded set of stairs is a genuine slip hazard by November, not just something that looks bad from the street.
A rental wand at the wrong PSI aimed at vinyl or Hardie drives water up behind the laps and into the sheathing, where it does not come back out. That is the single most expensive mistake on a Vancouver house, and it is usually made on a Saturday by someone trying to save a few hundred dollars. Three-storey ladder work on a Vancouver lot is our risk, not yours — we are WorkSafe BC registered and carry $2M liability.
See what it costs →Why Vancouver siding goes green
Vancouver averages 1,457 mm of rain a year and 161 rain days. North Vancouver gets closer to 2,500 mm. That green film down the north wall is algae colonizing the surface — and it does not rinse off, because it has roots in the coating.
The side that never sees direct sun stays damp for months. That is where algae starts, and it is why one wall looks years older than the rest of the house.
A high-PSI tip aimed at vinyl or Hardie drives water up behind the laps and into the sheathing. It does not come back out. This is the single most expensive mistake on a Vancouver house.
Algae on a north-facing driveway or a shaded set of stairs is a genuine slip hazard by November, not just a cosmetic one.
Organic growth holds moisture against stucco and painted siding, which is what lifts and blisters paint years before it should have gone. The same thing happens overhead, which is why roof moss removal in Vancouver is usually the other half of this job.
What Vancouver siding is up against
Vancouver and the North Shore give exterior growth more of what it wants than almost anywhere else in the country: shade, moisture, and months of it at a time.
Older Vancouver housing stock is far more likely to be stucco or painted wood than vinyl. Stucco is porous, so growth gets a foothold in the surface rather than sitting on top of it, and painted wood will not forgive high pressure at all. Both are soft wash jobs, not pressure jobs.
On the west side and across the North Shore the mature conifer that shades the garden also shades the house. A north wall under a Douglas fir can stay damp right through summer, and that is where the green starts.
A lot of North Shore and East Vancouver properties have the working area above or below the house rather than beside it. It changes how we set up and how long a job takes, which is why a same-size house can price differently here than it would in the valley.
Is it due yet?
Most people in Vancouver book a pressure wash once the house already looks bad from the street. These are the signs that show up first — and three of them get harder to remove the longer they sit.
Not sure? Send us your address and we will look at the house on satellite imagery and tell you honestly whether it can wait a season.

Siding gets soft wash under 500 PSI with a cleaning solution. Concrete gets real pressure. Cedar gets something in between. One setting for the whole house is how sidings get wrecked.
Algae has to be killed, not knocked off. We apply a biodegradable soap, give it dwell time, then rinse — which is why the green does not reappear in six weeks.
Beds tarped before we start, and everything soaked down before and after. Your hydrangeas do not pay for the clean siding.
Driveways and patios are done with a flat surface cleaner, not a wand. Even finish, no zebra stripes to look at for the next five years.
$2M liability and WorkSafe BC coverage. Three-storey ladder work on a Vancouver lot is our risk, not yours.

How it works
House size, how many storeys, what siding, and what else needs doing. Enough to price most Vancouver homes over the phone.
Plants covered, solution applied and given dwell time, then rinsed. Flat work done with a surface cleaner. You do not need to be home.
Everything rinsed down, beds uncovered and soaked, walkways clear. Before and after photos if you want them.
No surprises on the day
Everything below is part of the job, not an add-on we mention once we are already parked outside.

Where we work
Power washing and pressure washing are the same job under two names — people search both, so we answer to both. Here is where we do it.
Kitsilano, Dunbar, Point Grey, Kerrisdale, Marpole, Mount Pleasant, Hastings-Sunrise, Renfrew, Killarney and Shaughnessy. Stucco, vinyl, Hardie and painted wood all get a soft wash, not a blast.
Lynn Valley, Deep Cove, Lonsdale, Edgemont, Capilano and Seymour. Wetter than the city side, heavier growth, and usually a bigger job for the same size of house.
Burnaby Heights, Brentwood, Metrotown, Deer Lake, Sperling and the Uptown and Queens Park streets in New Westminster.
Concrete, exposed aggregate and paving stones cleaned with a flat surface cleaner rather than a wand, so you get an even finish instead of stripes.
Common questions
Every two years is realistic for most of Vancouver, and every year is not unreasonable on the North Shore or anywhere the house sits under mature conifer. The limiting factor here is not dirt, it is how long the wall stays wet — and on a shaded north elevation that can be most of the year.
In everyday use, yes — people searching power washing Vancouver and pressure washing Vancouver want the same job done. Strictly speaking a power washer heats the water and a pressure washer does not, and hot water helps on grease and oil. What actually matters for your house is not the name but the pressure and the solution used on each surface.
It can, and this is the part worth reading. High pressure aimed at vinyl or fibre cement forces water up behind the laps and into the sheathing, where it has no way out. It also strips paint and chews soft cedar. We soft wash siding — low pressure plus a cleaning solution that kills the algae — and save real pressure for concrete.
Soft washing is cleaning with a biodegradable solution and low pressure instead of force. The solution kills the algae, mould and mildew at the surface, gets a few minutes of dwell time, then gets rinsed off. It is slower than blasting and the result lasts considerably longer, because you have killed the growth rather than knocked the top off it.
Every one to two years for most homes. North-facing walls, shaded lots and anything under a big tree canopy are on the shorter end — on the North Shore, annually is realistic. Somewhere dry and sunny might stretch to three years. If you can see green on the siding, it is due.
Yes, and they are usually booked with the house. Driveway pressure washing is done with a flat surface cleaner rather than a wand so the finish is even instead of striped. Paving stone patios can be re-sanded afterwards if the joints have washed out. Fences get a gentler setting, since cedar furs up under too much pressure.
We use your outdoor tap, which adds a few dollars to a water bill at most. Our equipment runs on its own power. If you are on a strata or a commercial site with no accessible tap, tell us when you call and we will bring a tank.
Not if it is done properly. Beds get tarped, and everything nearby gets soaked with plain water before we start and again after we rinse — dilution is what protects plants. Most damage people hear about comes from strong solution left sitting on dry foliage, which is avoidable.
Yes, and it saves a visit. If the roof is being cleaned, that goes first, because washing a roof sends moss and grit straight down into the gutters and onto the siding. Order matters: roof, then gutters, then siding, then flat work.

In their own words
Real customers across Greater Vancouver, filmed the day we finished the job. These three are roof jobs — same crew, same trucks.
One crew, one call
Most houses that need a wash need at least one of these too. Booked together, it is one visit and one setup instead of three.
Townhouse complexes, low-rise stratas and commercial property — written scope, per-building photos, one invoice.
